Is POA required if sale deed on stamp paper has been signed by joint owner in USA?

I have a situation where I need to sell a property in Hyderabad, India.

The property is a joint property between my wife and me. I am traveling to India to perform the sale deed transaction in sub registrar office.
However, my wife will not travel. We live in San Jose California. Here are my questions,

Should my wife get a PoA done on my name in US?

Should my wife get a PoA done on my name in US, as we are joint owners and as she will not be present to perform the sale deed transaction in Hyderabad.

what is the step for registration of PoA in India for US person?

If the answer to above question is Yes, then what is the step for registration of PoA (i.e. after getting Apostiled and attested) as I live in US and i am traveling to perform the sale deed transaction. Where to get the PoA registered?
As per your comments above the registration has to be done in India but I don’t live in India.

Agent sent Sale deeds for wife’s signature - Is POA needed now?

Also, my agent in India has sent all the sale deed documents on stamp paper and need my wife’s and my signature plus thumb impressions on the sale deed.

Also he wants the document to be attested here in US.

Totally confused, should we sign and attest these documents here plus get a PoA?

Registration of PoA in India is NOT needed if PoA holder is US resident

You do not need to register PoA in India as you (PoA holder) live in USA. You can simply use the Apsotiled + attested PoA in India.

Sale deed is different than registration of property

Sale deed is different than registration. You can get the sale deed signed by your wife and get it attested too by Indian embassy.
For registration, all owners need to be present in-person in registrar’s office. In your case, you will be present and you will use your wife’s POA to sign on her behalf in front of registrar.
